COMMUNITY IMPACT

qUALITY OF lIFE

In envisioning a developer's long-term perspective on quality of life, placemaking takes center stage. This entails not only crafting a public space for recreation, revitalization, and fostering connections but also creating an environment that fuels economic prospects for nearby hotels, restaurants, and businesses. As part of this vision, EPIC Companies conducted a comprehensive survey in the Fargo-Moorhead area, evaluating interest in a proposed waterpark. Our feasibility study analyzed factors such as age, location, income, and overall interest, providing valuable insights to shape a community-driven and economically vibrant development.

Why Fargo

Fargo, the most populous city in North Dakota along the Red River, serves as a major center for healthcare, banking, and higher education in the Upper Midwest. The Fargo Metropolitan Statistical Area has seen substantial population growth, with over 80,000 residents added since 2000, and continues to project growth into 2025. The region's attraction to youth sports tournaments provides an untapped opportunity for a new 'to-do' for both residents and out-of-town visitors, especially during the winter months when indoor family-friendly activities are more limited with North Dakota’s unpredictable mother nature.

WaterPark Study

"This development will be the newest hotel with a large aquatic amenity within the competitive set. Projects like this are popular for the whole family. Based on the success of the resorts in Wisconsin Dells, Sandusky, and Bloomington, it is our opinion that family-oriented travelers from a two-to three-hour drive will enjoy coming to this waterpark."
